The No Case - Themes & Realities

We are not against development in this region.

We are not against Manufactured Homes Estates.

We are not against the owners of the land at 303 Blackhead Rd.

We are not against the developers who are waiting for the DA

to be passed before committing to the project.

We are, however, against this particular development sited on this particular block of land

in this particular Community for the same reasons that we have argued against on 2 seperate occasions now - arguments that were supported by Councillors and their professional staff.

The anti-manufactured homes debate has many components, and many intricacies. However when applied to the Blackhead site, the holes in the current MCC planning tools show up some disturbing realities and some very clear themes that will be of concern to all residents and ratepayers of the Mid Coast Local Government Area.

 

Whilst our Councillors are having trouble juggling the pro-development position against the protection of the unique aspects of this region, members of this movement are starting to identify the principles that need to be built into policy.


 
THEME 1

The type, location, scale and size of the proposed development is considered to be contextually inappropriate having regard to the existing residential development in this village locality and detracts from the natural scenic quality of the surrounding area and if approved would establish an undesirable precedent for further similar development that will cumulatively impact on the environment.
 
THEME 2

The proposed development does not have access to adequate public transport facilities and essential services and if approved would establish an undesirable precedent for future similar development that will cumulatively impact on the environment, contrary to the relevant provisions of State Environmental Planning Policy No. 36 - Manufactured Home Estates.
 
THEME 3

The proposed development is unsatisfactory having regard to the position of proposed dwelling sites in respect to the common boundary with existing residential lots.

 

THEME 4

The proposed development is considered unsatisfactory in respect to the relevant provisions of Local Government (Manufactured Home Estates, Caravan Parks, Camping Grounds and Moveable Dwellings) Regulation 2005 having regard to the position of proposed dwelling sites in respect to the common boundary with existing residential lots

THEME 5

The proposed development would establish an undesirable precedent for future similar

development in this isolated residential village and therefore approval of the

proposed development would not be in the public interest
